Epsom mixes Edwardian and interwar semis in the Woodcote and College wards with a large stock of 1930s bay-fronted houses towards Stoneleigh and West Ewell. The distinctive local layer is the Epsom Cluster: the former psychiatric hospital estates on the west side of town were converted and redeveloped from the 1990s into Livingstone Park, Noble Park, Manor Park and Clarendon Park, so listed hospital buildings turned into flats sit right beside newer housing. The town centre adds apartments around the Ashley Centre, and the Downs edge has large detached houses on chalk with long gravel drives.
Race days set the diary. The Downs fixtures, Derby week above all, close and clog the roads up to Tattenham Corner and Langley Vale, so anything on that side of town is booked around the fixture list. In the centre, the Ashley Centre multi-storey is barrier-controlled with ANPR at roughly £2.50 an hour and a £5 evening cap after 5.30pm, which is why town-centre flats often work out cheaper after hours.

A one-bedroom flat is £207 for a full end of tenancy clean. Carpets and ovens are priced separately, because not everyone needs them.
Carpets, per room. Bedroom £36, living room £43, through lounge £61, stairs £41 a flight. Rugs from £35.
Ovens. Single £77, double £110, range cooker £114, two-oven AGA £143. Hobs from £23, extractors £28.
Regular housework. £22 per cleaner per hour weekly, £24 fortnightly. Same cleaner kept on your house.
One-off deep cleans. A team job: from £186 (two cleaners, three hours, plus £30 for kit and materials). Minimum charge on one-off work is £67.

Is the end of tenancy price really fixed?
Yes: fixed by property size and agreed before we start. A studio is £156, a one-bed £207, up to £425 for four bedrooms. Carpets and ovens are priced separately because not everyone needs them.
Can you still come on a race day?
On the Downs side, we book around the fixture list. Race days, Derby week especially, close and clog the roads up to Tattenham Corner and Langley Vale, so we'll either take an early slot or move you to a clear day rather than have the van stuck in it.
What about parking for a town-centre flat?
The Ashley Centre multi-storey is barrier-controlled with ANPR at around £2.50 an hour, with a £5 cap in the evening after 5.30pm, so town-centre flats often work out cheaper after hours. Market days in the Market Place (Thursdays, Saturdays, plus the first-Sunday farmers' market) narrow access at the High Street end.
Do you clean the hospital-cluster conversions?
Regularly: Livingstone Park, Noble Park, Manor Park and Clarendon Park. The listed hospital buildings turned into flats have their own quirks (tall sash windows, original stairwells, managed grounds), and we arrange access with the managing agent or concierge before the day.
Do you charge extra for evenings or weekends?
No. We work seven days, 8am to 8pm, at the same rates. Water here is hard, so we budget proper descaler dwell time on taps, screens and kettles, and we bring our own machines and materials.
